2017 WAS A BLESSED YEAR FOR SO MANY!! 

So blessed, for me, that the business of 2017 has carried over to 2018 (Happily) and I am just now getting to this post about 2017!!

Coldwell Banker King Thompson and I sold 21 homes in 2017 affecting, positively, 81 different lives (buyer's, seller's and their children)

OUT OF 21 HOMES SOLD 12 WERE FOR SELLERS AND 9 WERE FOR BUYERS...

As a listing agent

We are pleased to have the opportunity to achieve high-quality results for our sellers.  We averaged 101.25% IN SALES PRICE VS. LIST PRICE! 

IN 10 OUT OF 12 LISTINGS, WE SET THE LIST PRICE AT THE HIGHEST PRICE PER SQ. FT. FOR SIMILAR STYLE IN THE SAME NEIGHBORHOOD.  I was very pleased to have so many clients who wanted to prepare their home as best they could for the sale.  I am a very big proponent of putting your "BEST FOOT FORWARD" WHEN PREPPING THE HOME FOR SALE.  The sweat equity and in some cases financial investment has ALWAYS PAID OFF FOR MY CLIENTS.  Our sellers were able to sell their homes for new record prices and extremely fast. 

***The last thing you want in this market is a home to take too much time to sell. 

***Homes are selling so fast if your home last too long on the market people start to question the home and questions are never good for a buyer :).  

In most cases, as a Listing agent, we were able to negotiate the seller paid no closing costs for the buyers, didn't have a request to remedy, and avoided having to purchase the buyer a home warranty!  Those are big areas for sellers to be able to save money and NET more money for the sale of their home!!  

Out of the 12 listings, we average only 4.16 days on the market before we had the home under contract!!  In most cases, that number would be lower if we didn't take the strategy of listing a home on WEDNESDAY, and not allowing showings until SATURDAY.  This delayed showing approach made for multiple showings at the same time, creating more excitement and a sense of urgency for the buyers who saw they had competition! 

As a buyer's agent

Knowing what it takes to get into contract is very helpful as a buyer's agent, so at this point "saving money" by getting a home under asking price and having the seller pay for closing costs, and a home warranty is tough.  There is so much competition to buy a "great" home.  My goal as a buyer's agent is to make my buyer stand out amongst the other buyers. 

I am happy to announce that in all nine of my buyer's contracts they were up against other buyers (multiple offers) and they won!!  

Our buyer's averaged 99.28% sales price vs. the asking price; they saved $17,000 in seller paid credits, and 6 out of 9 had home warranties negotiated for! 

Being blessed to have helped so many people lives in real estate provided the opportunity to also be recognized for certain achievements also.  

2017 brought with it over $2,000,000 in total purchase price sales which earned me the 1million_emblem17.jpg2 (One million dollar club award!).  I was also proud to have received the 2017 Sterling Society award from Coldwell Banker King Thompson for selling over 17 homes in one year.  God also blessed me with being an agent of the month for December and I was just informed I earned the agent of the month for January too.  God is so good and I owe him all the credit.
