There are problems and an epidemic, that is occurring in today's real estate market.

 

Zillow, Realtor, Trulia, and the rest, just aren't accurate for long in this market.

 

Buyers' are finding home after home, that are......ALREADY IN CONTRACT!

Can something be done about this?  How can it be avoided?  Why does it keep happening?

 

As a real estate agent/Realtor® with Coldwell Banker King Thompson-Gahanna and New Albany branch,

I would like to shed some light on this crucial issue.  It is what they call: a "seller's market" and in a "seller's market,"

heavily weighted scales in favor for the sellers are the outcome.  There are far more buyers than there are homes to buy at a given time.

More and more people are tired of renting apartments, spending their hard earned money for just a roof over their head and with nothing to

show for it down the road but memories.  So, that means more and more people are finding homes that aren't for sale but look like they are online.

 

Are today's buyers' dangerous buyers'?

 

What do you mean, dangerous?  I mean (Logan Z. Bravard says) are the majority of buyers' educated about the market,

have they saved up money to not only have a down payment but pay their closing costs?  

In this market, it just costs more actual money to buy a home.  

Not just borrowed money, real money.  Money that you must spend that leaves your bank account,

or from under your bed and goes directly to a person or entity who takes it from you for their goods they purchase. 

Buyers must be ready to buy!  If you are thinking about the acquisition of a home ask yourself, "Am I ready?"

What does "ready" mean, you may ask?  Ready, says that you are, just that, ready.

 

Many buyers are casually looking for a home,

because of that, they randomly find homes that may:

and most likely may not be available for purchase.  

The cause of the biggest culprit in the pandemic of finding homes online that are already in contract

is homes found online that are not updated regularly.  

Homes that first get listed on the MLS (Multiple Listing Service) by a real estate agent or brokerage, appear as ACTIVE.  

After a home goes into contract the real estate agent or brokerage updates the listing to a different status

(possibilities include: contingent escape, contingent finance/inspection, or pending).  

They then DO NOT update the status on the other websites where the listing feed has gone.  

It is that simple.   Could the situation of a home be updated?

Yes, of course, they could be updated on those other sites, but the real estate agent(s) wouldn't dare do that.

They (real estate agents) generate leads from these would be buyers who want more information on the "Active" home they see for sale. PERIOD.  

If an agent can take a phone call from a potential buyer because (they see the home is active)

but wouldn't get to take a call from a potential buyer because the buyer is smart enough to know that 
"Contingent" or "Pending" means they most likely can't get the home they (agents) won't update the site.  

 When the home closes and is publicly "sold" is the time the sites where the listing feed will update or change. 

Once it becomes public knowledge, those sites get updated.

Sites like Craiglist or even Facebook pages that promote real estate may never be updated.  

So if you're spending your time looking for homes trolling on Facebook and Craigslist, please stop, you can never get that time back!

 

The only real way for a buyer to get accurate up to date information in real time

is to have an accurate & up to date REAL ESTATE AGENT who can plug in the right information that meets

your wants and needs for housing and presto. 

 

One of the most time-consuming things for an agent to do:

is to read a text from a client with an address of a home, that may or may not be active.  Usually,

 this text is asking the agent to look up the home in question on the agents MLS and to let the client know whether or not it is still on the market.  This task is one that produces little to no value for their clients

or themselves.
